Gilman Architects was founded in 1998 with a commitment to creating unique solutions for its clients' varied needs. Innovative design, comprehensive cost estimating and dynamic scheduling are key parts of our process. We work carefully with all members of the project team to ensure a realistic and successful set of project results. Our project teams include consultants with whom we have worked for many years. Tom Gilman, as principal-in-charge, is involved with every project in the office.

We believe that within every project there lie a number of creative solutions that allow our clients to reach beyond their initial goals. We push the design to new limits, from the basic spatial arrangement of elements, to the exact proportions of rooms, to the materials that define the harmony and excitement of a space. We are constantly researching new products and finding unexpected uses for everyday materials as a cost-effective and creative way of executing the design. We firmly believe that great value can be realized in design, regardless of the constraints.
 
COMPREHENSIVE COST ESTIMATING
We work with our clients from the first meeting to develop a realistic owner budget. This budget includes construction costs, professional fees, filing fees, design and construction contingencies and relevant associated expenses. Project budgets are compared to estimates made by contractors who are appropriate for the project and its schedule. Upon receipt of Bids, an aggressive round of cost comparison and value engineering ensures that the agreed-upon construction fee is within the client's budget.
 
DYNAMIC SCHEDULING AND
CRITICAL PATH ANALYSIS

Each project has multiple variables which can affect the project schedule and completion date. We develop schedules that work both from the outset and throughout the project as adjustments occur. Starting with a client's completion date, we use Critical Path Analysis to reverse-engineer the steps required in order to finish the project on time. This approach allows all involved parties to know what their responsibilities are as part of the project team.
